How to Book a Seasonal Rental

1. Call us directly or search online to find the best property for you.

  • You can search online by entering the dates of your stay, minimum number of bedrooms, and any other criteria important to you. After you peruse your search results, email or call us to ensure that the property you find is a good fit for you.
  • We will confirm availability with the owner.
  • Once we confirm availability, we will ask you to send us your complete contact information.
  • We prepare a lease and send it to you via email. We can also fax or mail it to you. You sign the prepared lease, and return it to us with your initial payment as stipulated in the lease.

2. Rental payment procedures

  • The first one-third of the rent, plus a $30 processing fee, is due 10 calendar days after the lease is created.
  • The second one-third of the rent is due no later than 30 days prior to the arrival date.
  • The final one-third of the rent, plus the security deposit, is due on or before arrival date. If paid on arrival date, the rent portion of the final payment must be in the form of cash, cashier’s check, or credit card (Mastercard or Visa).
  • Prior to arrival date, rent and fee payments can be in the form of cash, cashier’s check, personal check, or credit card (Mastercard or Visa). NOTE: personal checks cannot be accepted on arrival date.
  • The security deposit must be in the form of cash, cashier’s check, or personal check.

3. Security deposit procedures

  • The security deposit must be in the form of cash, cashier’s check, or personal check. We cannot accept credit cards for security deposits.
  • The security deposit will be returned within 30 days of departure, upon approval from the landlord.
  • Any issues or disputes will be resolved between the owner and the tenant.

4. Utilities

  • Generally, tenants are responsible for utilities on seasonal rentals. Tenant may arrange, at tenant’s expense, for the activation of telephone service or cable service.

5. Cancellations

  • Cancellations must be submitted in writing to Coldwell Banker Pat Shultz Real Estate.
  • Unfortunately, no refund will be made, and you are liable for the total rent amount.
